Industrial Site to Residential Artist Lofts [300 Hamilton] : This project is a brownfield redevelopment project approximately 40,000 Sq. Ft. and has 27 loft style units.  This project was developed while the residential market started to cool so keeping costs down while creating beautiful, sophisticated spaces was the number one priority.  The "occupyable truss" was one design innovation that we developed to find extra space in the development where we would have otherwise not had enough head room with a traditional truss structure.  Using laminated lumber trusses and stretching them down we were able to create mezzanine level space in all of the 3rd floor units, thus creating the "Library Lofts" seen in the images.

Industrial to Recreational [YMCA Adaptive Reuse] : This project required taking an existing front half of a container building and injecting a recreational center program into it.  It was a priority of the developer to fit this program into the existing space while minimizing expensive structural changes.  In order to maximize the visual impact we proposed to create one simple vertical section to house the climbing wall, thus killing two birds with one stone and saving some money.

Historic-Commercial-to-Residential [Marshall] : This adaptive reuse project required taking a 1915 commercial building and turning it into a public/private residence.  The reason it is public/private is that the owner plans to use part of the space as an art gallery while also maintaining the other part of the space as a private residence.  The large garage door on the facade is where the gallery is to be located and the intention is, during good weather to have it open to the public, to engage the community and to use it for entertaining.  The project is currently still under construction and is scheduled to be completed in the next month or so.

Historic Commercial to Modern Commercial [139 Cadillac] : This is an adaptive reuse project of a historic, 1920's era downtown Detroit building.  We are currently working to help develop and fit a very specific movie studio related program into this beautiful existing structure in downtown Detroit.  After analysis of the program and of the building itself we were able to generate designs to accomodate over 90% of the original programmatic content and supplement some of the under developed portions of the program.

Industrial to Commercial [332 Lincoln] : With adaptive reuse and rehabilitation in mind, the owner tasked us with developing a design for modern speculative office building.  Our service included creating a marketing package for the project.  The key with this project was to take light industrial space, and with minimal structural changes, make a speculative office program work.  We were also asked to make the building attractive on the outside again with minimal changes to the building itself while creating maximum impact.  Our proposal included an exterior screen system that helps cut down on heating and cooling loads, helps filter daylight, and creates a new singular identity for a faceless building.

This Detroit building, circa 1920, is to be turned into affordable small business/artist loft incubator space.  With the emphasis on affordable lease space the construction budget is the number one priority.  We are currently in the process of working with the owner to determine the most effective way to plan the space keep the amazing character of the building and reuse as much as possible while modernizing it for todays uses.

Restoration [Vermontville Road] : Back near the end of the summer in 2007 a series of tornado's swept through Michigan and one of the residences affected was this one.  Located in Charlotte, Michigan this historic farmhouse dates back to around 1835.  As you can see from the images, it took a pretty direct hit from the tornado.  Our task was not only to faithfully restore and recreate this beautiful old house because of its historic importance, but it was also to do it quickly as fall and winter were not far behind.  We were able to visit the site, document the conditions and details, meet with the owner to verify the layout and produce demolition and building permit documents in three weeks.

Industrial to Recreational [Trailhead YMCA] : This is a brownfield redevelopment and reuse of an existing structure.  Along with the developer, we determined that the obsolete existing structure on the site was a perfect fit for the desired recreational program.  With less than a weeks notice we produced this package starting from scratch. The owner had just confirmed the presentation meeting and then came to us saying here is what I need.  We were on it and this is what we came up with.  The presentation went great, the design was approved and the project moved forward. Industrial to Recreational [Trailhead Planned Unit Development Phase 1 Presentation] : This is a brownfield redevelopment project.  Reusing the existing structure on this site we were able to balance the programmatic needs of the recreational building with the parking requirements. Brownfield Redevelopment [Trailhead Conceptual Site Plan] : This is a brownfield redevelopment project.  We developed the initial site concept with the idea in mind that we wanted to create a strong pedestrian path through the site in order to draw people from the surrounding neighborhoods in and through the site.  The green space amenity is key in not only allowing pedestrian circulation, but also in stitching the site together.  Each building is allowed to play off of that green space.  After developing the initial ideas we worked closely with Grissim, Metz, Andriese and Associates to refine the idea to the level that is presented here.

Residential Refurbishment [Fireplace Window Addition] : Initially there were no windows located in the fireplace wall and the masonry stretched from end to end.  Through the design and refurbishment we were able to open up the room, bring in generous amount of daylight, and really open up the space to the views of the backyard.  The design also created a specific art space with a hidden light source.
